Sale website. This website was created for the sale of State Property acquired through a Sheriff's Sale for unpaid tax final assessments. This website provides a portal for bidders to create an online user account in order to submit bids electronically, to submit EFT payments for the bid and deposit amount, to get information on upcoming sales, and to view State properties before the bid open date.

Is this website for purchasing property acquired through a delinquent county property tax sale?
No. This website is only for the sale of real property acquired through a Sheriff's Sale for unpaid tax final assessments issued by the Alabama Department of Revenue.

How do I get started?
To view State properties before the bid open date, please browse through the State properties listed on the welcome page of the website; also, please notice the bid open date and closing date listed so you will know when to submit your bid.

What if the property I wish to bid on is not listed on the website?
The bidding period could already be closed for this particular property or the property may not be currently available for sale. Please call (334) 242-1229 for additional information.

Do I have to create an account to place a bid?
Yes. You must create an online user account and login prior to placing a bid in order to get more information on upcoming sales, to submit your bid electronically, and to submit your EFT payment for the bid amount and 10% bid deposit amount.

How long does the Alabama Department of Revenue have to sell real property acquired through a Sheriff's Sale?
Before any property is listed for sale on this website, there is a one year right of redemption period allowed. After the right of redemption has expired as provided in §40-29-28(b), Code of Ala. 1975, the property can be sold at any specified date and time at the Department's discretion.

What happens if the property acquired is still being mortgaged?
The Alabama Department of Revenue is only offering the right, title, and interest in and to the property to the highest bidder. The property will be sold subject to all prior encumbrances of record. It is the duty of the bidders to determine the liens, if any, that may be a prior encumbrance on the property.

Do I have to pay the entire bid amount the same day I bid on the property?
No. Only 10% of your total bid amount must be paid as a bid deposit the same day you submit a bid. You will be notified after the bid closing date if you are the winning bidder with instructions on how and when to pay the remaining bid amount.

How long do I have to pay the remaining 90% bid amount if I am the winning bidder?
The successful bidder must complete the transaction within 30 days of award or fully forfeit the bid deposit.

How long will it take to receive a Quit Claim Deed if I am the winning bidder?
If you are the successful bidder and have paid the remaining amount due on the property as requested, the Alabama Department of Revenue, Collection Services Division will initiate the process of preparing the Quit Claim Deed to transfer the Department's rights to the property listed on the Sheriff's Deed into your name. The Department will have the deed recorded in the appropriate County Probate Office and then the deed will be mailed to you in the due course of business. The deed does not warrant or guarantee title to or condition of the property purchased.
